Here are a
list of some questions that a lot of people have asked us in the past. I will
update it accordingly.
Q: I am
interested in renting a room you posted. What do I do?

Q: What kind
of paperwork is necessary if I want to rent a room? What is the process like?
Q: Can I
contact the landlord directly?
A: No. We
have agreed with the respective landlords that we will not disclose their
contact details.
Q: Do you
have any furnished apartments?
A: Not right
now. But we plan to introduce them in the near future. We'll keep you updated:)
Q: Do you
introduce share houses?
A: No.
Q: Can we
sublet our rooms?
A: No. We do
not broker rooms that you can sublease as vacation rentals, such as Airbnb.
Q: I'm
looking for an apartment similar to ones on your website. Do you broker
apartments that are only listed there?
A:The
apartments shown on our website are only some of the rooms we have. Of course
we deal with more apartments. Just let us know your preference.
Q: I heard
that we will need a guarantor to rent a room. Does it have to be a friend or
family residing in Japan?
A: Yes, most
landlords will require a guarantor when you rent an apartment. But it doesn't
have to be an individual that you're close to. In most cases, we use a
guarantor firm and it can cost about half or full month's rent depending on the
apartment.
Q: Can we
keep pets in the apartment?
A: That will
depend on the apartment and what kind of pet you have. But in most cases, they
usually don't allow pets of any kind.
Q: How about
a piano or musical instruments?
A: That will
also depend on the situation.
Q: What are
your fees?
A: We charge
one month's rent worth for broker fees, plus 8% tax. In other words, if the
apartment you're looking for costs 80,000 yen to rent, we will charge you
86,400 yen altogether.
Q: Do they
charge tax on rent?
A: No. Rent
is basically free of tax.
Q: Do you
provide lease agreements in English or other languages?
A: Under
law, lease agreements between the landlord and renter must be written in
Japanese. We cannot translate the entire agreement for you. But we will explain
all the important parts of the agreement.
Q: What
other paperwork or application is necessary when I move?
A: Okay, for
starters, you'll need to contact your gas and power company, and your local
waterworks and tell them you are moving. You'll also need to visit the city
hall of your old residence and tell them you are moving out. After you move
into your new home, you go to your new local city hall and register your new
address.
In many
cases, your employer will do all the paperwork for you. But if you're working
freelance or run your own company, then you're on your own.
Q: Just out of curiosity, what do I need to if I want to move out?
A: Glad you asked! You will need to contact the company managing your apartment. In most cases, they'll ask you to notify them at least a month in advance prior to the date you intend to move out. Some management companies require 2 months. Keep in mind that you will be charged a cleaning fee, which will be deducted from the security deposit. If you didn't pay a deposit, they will charge you when you move out.
